Common-ownership building inspections

Pre-acceptance inspection of a common-ownership building

A pre-acceptance inspection of the common parts of a common‑ownership building must be performed after all known beneficiaries and the syndicates have received an end-of-work notice from the contractor.

ProspecPlus uses an inspection protocol based on forms issued by the APCHQ (Association provinciale des constructeurs d'habitations du Québec) and the ACQC (Association de la construction du Québec).

You can read the pre-acceptance inspection’s list approved by the Régie du râtiment du Québec (RBQ), which lists the components to be verified by engineers during the visit.

Following the inspection, ProspecPlus will produce a comprehensive report where the professional will confirm whether the building is in good condition and can be used for that which it was intended (sometimes on the condition that work be done or corrections be made).

Building certification: a bill of health for your building

The building certificate is in some ways a bill of health that evaluates the current condition of the building, in consideration of the faults and deficiencies noted during the inspection. ProspecPlus has the necessary expertise to deliver such a certificate.

Reserve funds

Since the inception of the Civil Code of Quebec, it has been the duty of the syndicate to establish a reserve fund, reserved exclusively for major repairs to and the replacement of common areas, as opposed to regular maintenance.

ProspecPlus examines common areas and determines when major work should be performed and at what cost. ProspecPlus determines the amount to be deposited in the reserve fund, and what the co‑owners’ annual contribution should be.
