Why have your building inspected?
Besides the fact that buying a building is a major investment, which can unfortunately become very costly if a meticulous inspection has not been performed by professionals (engineers), there are many other reasons to have a building inspected, namely:
- As a means of prevention or for regular maintenance (building condition assessment);
- For renovation purposes, in preparation for the work to be done (expansion, transformation, etc.);
- Because a seller has requested a pre-sale evaluation or to help sell the property;
- Because a buyer has requested a pre-purchase evaluation (in 60% of cases);
- To get an appraisal, including a list of deficiencies, their causes and recommendations;
- For legal purposes, to prepare for a lawsuit concerning hidden defects or an accident;
- To adapt to current standards (National Building Code of Canada, fire prevention), especially in the commercial sector;
- For restoration purposes, after evaluating a building’s historical value (to be verified by the municipal and provincial governments).
