Before taking possession of your new condominium building, it should be inspected to report any deficiencies to the contractor, which he will then have to correct and\/or complete. This is called a “Pre-Delivery Inspection of common areas”. This inspection is carried out according to a pre-established list<\/a> provided by the R\u00e9gie du B\u00e2timent du Qu\u00e9bec (RBQ). Jointly carried out by the condominium association (as soon as it has been set up and is in control of the building), by a building professional appointed by the management council and by the contractor, the inspection follows five strict steps (to be read here<\/a>). Note that a breach of one of these steps may invoke the rule of presumption of receipt which may have an impact on the level of certain guarantee coverages.<\/strong><\/p>

If important work remains to be done, the professional mandated by the management council cannot proceed with the acceptance of the common areas. The management council must then immediately ask the contractor in writing, with a copy to the administrator, to complete the work by sending him the list prepared by the professional.<\/p><\/div>
