Building condition certificate
WHAT IS IT ABOUT?

A building condition certificate is a document that can be compared to a detailed health check of your building at a specific time. This inspection aimed at comprehensively assessing the general condition of the building (roof, facade, electricity, plumbing, ventilation, insulation, etc.) aims to identify deficiencies and make the necessary recommendations to repair and prevent dangerous conditions. It is also strongly recommended to complete the building condition certificate with a study of the contingency fund for a complete financial strategy of the co-ownership and thus avoid erroneous allocations that could undermine the budgetary management of the co-ownership. In addition, it should be noted that only architects, technologists and engineers are authorized to establish a building condition certificate.

LAW
Law 16 of December 2019 of the Civil Code of Quebec amending article 1070 stipulating that “The board of directors shall draw up a maintenance log for the building, which describes in particular the maintenance carried out and to be done. It keeps this notebook up to date and has it revised periodically”.
