Just like a human body, a building can show signs of weakness that should be taken seriously. Usually, such signs manifest themselves through visual, olfactory and/or odor changes. Sometimes our senses are unable to detect them. And this is the investigative work of an expert engineer to identify the causes of these disorders, define the corrective measures to be taken and check whether it is possible to make an appeal (with a seller, a contractor, etc.) so that the financial burden of the work does not fall on you.

Whether a fall from a wall cladding (for example, a brick) is involved or an accessory (for example, a chimney) collapsing from a facade, the consequences can be serious both at the material and human level. Such unfortunate incidents demonstrate the dilapidated and dangerous nature of the lack of maintenance of facades, which have become a public safety issue.
One of the big fears of property owners is a poor roof – and more generally waterproofing problems. These, if they are not identified and treated in time, can lead to premature wear of the building. Clogged pipes, loose joints, accumulations of water … are all clues that can explain, among other things, the appearance of damp areas under the roof membranes and heat loss from the building.
Freeze and thaw cycles, de-icing salts and abrasives in climates such as we know them in Quebec put a strain on parking decks, especially those not resting on the ground. The so-called “122” law took the lead and enshrined the inspection of parking decks as an obligation in the Safety Code of the Régie du Bâtiment du Québec.
A technical-legal expertise, also called expertise in “hidden defects” is a process to assert your rights and / or defend yourself against one or more defects noted after a transaction. Carried out by an engineer-expert in hidden defects, the report of this expertise must be impartial, transparent, and perhaps submitted to a judge before a Court of Justice.
