WHAT IS IT ABOUT?

The facade of a building is termed an external envelope made up of a particular coating (bricks, wood, aluminum, etc.). Like the skin of a human body, it ages. Traces of time, bad weather, dilapidated materials, subsequent modifications … are all elements that can affect its efficiency, its tightness but also jeopardize the safety of people nearby.
Beyond its simple exterior appearance, the facade can also display even more serious signs of failure which are sometimes invisible to the untrained eye. Indeed, a facade crack can, for example, be a sign of serious subsidence of the foundations which will prove to be very costly in corrective work.
Facade inspection is therefore essential to prevent structural damage and serious accidents. Only an expert engineer or architect can do proper investigative work in accordance with the rules of the art. Moreover since 2013, to avoid dangerous conditions that, the law known as 122 of the Building Code obliges managers of condominiums (of five floors or more) to carry out a periodic inspection (Read the article published by La Presse ).

WHAT WE PROVIDE
Each inspection request begins with a physical and visual inspection of the facades (with drone, crane or nacelle if necessary) in the company of masons if openings are necessary.
Subsequently, and according to your needs, the professionals of ProspecPlus will provide you with a report specifying:
- The location, mapping on plans, photo and description of faults and their causes that may contribute to the development of dangerous conditions (infiltration, rust, efflorescence, chipping, cracks, etc.) as well as the attachment problems noted on elements attached to one or the other of the facades;
- Description of corrective work (preventive maintenance program), budget estimate thereof as well as the recommended completion schedule;
- Drawings, plans and specifications for the call for tenders phase which leads to the performance of work to ensure the safety and sustainability of your building;
- Analysis of any documentation relating to the building produced by a third party to understand its history;
- If applicable, confirmation that the facades of the building do not present any dangerous conditions and that recommendations have been made to the owner aimed at correcting the observed defects.

YEARS
This is the deadline an owner has to obtain a facade verification report from the date of construction of a new building of five or more storeys.
YEARS
How often the owner of a building (5 floors or more) must obtain a facade inspection report. It is not necessary to send the inspection report to the Régie du Bâtiment du Québec if no dangerous condition has been detected. However, it must be kept in the building register.
DAYS
Maximum time for an owner to provide the Régie du Bâtiment du Québec (RBQ) in writing with a description, prepared by an engineer or an architect, of the corrective work to be carried out, and for approval, a schedule of corrective work if a dangerous condition has arisen.
